2025 contracts and September 2026 listings

In 2025, 6,036 rental contracts were signed in the Eixample, 20% of those across the whole of Barcelona. The average rent was €1,284 a month, almost €150 more than the city average. The difference comes mainly down to size: the average rented flat measures 80.6 m² in the district and 71.5 m² in Barcelona. Per square metre, the Eixample signs at practically the same level as the rest of the city.

Why the asking price isn’t your rent. In the district, listings ask 23% more per square metre than the contracts signed in 2025. In la Dreta the gap reaches 37%, and in Sant Antoni it all but disappears. Since the cap came into force in March 2024, the district’s signed rent hasn’t moved: €1,285 on average in 2024 and €1,284 in 2025. In la Dreta, a typical contract is around 100 m² and €1,600 a month. In la Sagrada Família, around 68 m² and €1,100.

fewer new contracts since 2021. In 2021, 12,688 tenancies were signed in the district; in 2025, just 6,036. The first quarter of 2026 saw 1,784, up 27% on a year earlier but still a long way below 2021 levels.

of Barcelona’s licensed tourist flats are in the Eixample: 4,898 out of 10,721. In la Dreta there are 1,786, more than 6 in every 100 homes in the neighbourhood. The Ajuntament has announced that it will not renew any of them in November 2028.

    42%

In Catalonia, a residential building must pass its technical inspection (IITE) before it turns 45, and 86% of the buildings in the district have already reached that age. Before letting, you should check whether your building holds its certificate of fitness and whether your flat’s habitability certificate (cédula de habitabilidad) is still valid, because without one you can’t even advertise the property.

A good share of the demand comes from the institutions based in the district: the Hospital Clínic and the UB Faculty of Medicine in l’Antiga Esquerra, the University of Barcelona’s historic building on Plaça Universitat, the Escola Industrial and the Hospital Sagrat Cor in la Nova Esquerra, and the Hospital Dos de Maig in la Sagrada Família. Three in ten Eixample residents hold foreign nationality (30.1%, compared with 26.6% in Barcelona, 2026 municipal register, the Padró).

    Updated October 2026

    1. Your rent has a ceiling: the previous tenancy’s rent. The whole of the Eixample is a stressed housing market (zona tensionada), like the rest of Barcelona, at least until 16 March 2027. The Generalitat is already processing the extension. If your flat was let at any point in the last five years, the new contract can’t exceed the rent of that tenancy, as updated. If you own five or more homes in Catalonia, or the flat has had no tenant for five years, the rent also can’t exceed the Ministry’s reference index. Your listing must show that index and the previous rent.
    2. The annual increase: 2% at most. From 8 October 2026 until the end of 2027, unless you agree otherwise with the tenant, the annual update can’t exceed 2%. And if the rent already exceeds your flat’s reference index, it can’t go up at all. The index report is obtained using the cadastral reference, and since March 2026 INCASÒL has required it when the deposit is lodged.
    3. Let by the month only with a reason you can prove. A seasonal contract suits a doctor on a rotation of a few months at the Clínic or a master’s student. It must last more than 31 days and, as a general rule, no more than 12 months. The reason is evidenced with documents lodged with INCASÒL alongside the deposit. The rent cap is also the same as for a main-residence tenancy. Without a valid reason, the contract becomes a main-residence tenancy.
    4. Tourist flats: until November 2028. In 2025, the Constitutional Court upheld the Catalan decree limiting licences to five years. The Ajuntament has announced that it will not renew them and will not issue new ones. If you own one, your options are a main-residence tenancy or a seasonal let with a valid reason. If the flat hasn’t had a residential tenancy in the last five years, its rent is capped by the reference index.

We work out the highest rent the cap allows for your flat, based on the previous tenancy and the Ministry’s index, and we pay you the rent on the 3rd of every month, even if the tenant doesn’t.
