How does rent collection work on the 3rd of each month?
Rentuos guarantees that you will receive your rental income on time, every 3rd of the month—even if the tenant pays late or doesn’t pay at all. No waiting periods, for the entire duration of your chosen plan.
We handle the transfers directly each month, ensuring you get paid regardless of whether the tenant has paid us or not. This gives you financial stability to cover expenses like mortgages, loans, or elder care costs.
This guaranteed rent payment is included in our Guaranteed Rent Collection, Guaranteed Management, and Comprehensive Coverage plans.
How does rent collection work when the property is vacant?
Our rent guarantee ensures you continue receiving payments even if your property is unoccupied. If your rental remains vacant for seven days, you’ll start receiving the agreed daily rate until we find a reliable tenant.
How is the landlord’s privacy protected?
At Rentuos, we prioritize your peace of mind. Tenants never have direct access to your contact details—all communication regarding the property or rental matters goes through us. This means no unexpected calls or messages at inconvenient hours.
This service is included in all our plans except “Guaranteed Rent Collection.”
What guarantees do I have if the tenant commits vandalism in the property?
At Rentuos, we protect you against possible damages caused by the tenant. Depending on the plan you choose, you will have different levels of coverage. The first is the security deposit and additional guarantee we require from our tenants (between 2 and 3 months’ rent, depending on the contract type). Additionally, our Guaranteed Rental and Total Coverage plans include up to €6,000 for vandalism-related damages to the property. Finally, if these guarantees are not enough, our legal defense coverage allows you to take legal action at no cost to claim compensation for damages exceeding this amount or caused by misuse.
How are repair costs managed under the "Full Coverage" plan?
With the Total Coverage plan, we cover maintenance and repair costs up to the equivalent of one month’s rent per year. This way, you avoid unexpected expenses and ensure your property is always in top condition. This coverage does not include the replacement of equipment or appliances due to obsolescence.
How do you find the ideal tenant for my property?
Our team ensures the best possible promotion for your property. We conduct a professional photo shoot and list it on the top real estate platforms. Additionally, we carry out a thorough financial screening of each applicant, verifying their income, credit history, and references. This way, we guarantee a reliable and responsible tenant who will take care of your property as if it were their own.
What types of rental contracts do you offer?
We work with both long-term residential leases and seasonal rental contracts.
The rental agreement is a key document to protect your rights as a property owner. That’s why we draft contracts that are always up to date with current regulations and tailored to your needs. We include essential clauses such as property recovery, rent adjustments, early termination penalties, tenant and guarantor liability, security deposit terms, and more. This ensures you have a solid, professional, and secure contract that protects you in case of any issues.
How do you handle the utility transfers?
For the peace of mind of both property owners and tenants, we take care of transferring utility accounts (water, electricity, gas, etc.) when a rental contract is signed or ends. This ensures that the tenant is responsible for paying for their own consumption during their stay. Additionally, we record meter readings and calculate the first and last bill for each utility so that each party pays only what corresponds to them. For communal utilities, we coordinate the account transfer with property administrators whenever possible.
Do you manage the security deposit process?
As part of our rental management service, we handle the deposit payment to the relevant legal entity (INCASĂ’L, IVIMA, etc.), as well as its retrieval and settlement with the tenant once the lease ends, deducting any outstanding debts, penalties, or expenses allowed by law.
What happens if the tenant doesn’t pay?
For your peace of mind, we offer a guaranteed rent collection service, included in our “Guaranteed Rent” and “Total Coverage” plans. This ensures that you receive your rental income on time, on the 3rd of each month, even if the tenant delays or stops paying. You will continue to receive your rent for the duration specified in your chosen plan, with no surprises. This provides financial stability and security, allowing you to meet other commitments such as mortgage payments, loans, or elder care expenses.
What if there is an issue with the property during the rental period?
All our plans include incident management, so you can enjoy peace of mind without receiving calls or emails from tenants. They won’t even have your contact details.
If any issue arises, the tenant will contact us, and we’ll take care of everything. We coordinate with contractors, insurance companies, and the homeowners’ association if needed. This saves you time and hassle while ensuring top-quality service. You’ll always be informed of any actions taken, and no costs will be incurred without your prior approval.
Do I need to get insurance to rent out my property?
Although it is not mandatory to have a home insurance policy when renting out a property, it is highly recommended. Having home insurance that covers the building structure and liability can save you from unexpected expenses, such as paying for damages caused to a neighbor due to a burst pipe or a leaking shower.
Additionally, our policies require tenants to have their own insurance to cover personal belongings and liability for any damages to third parties.
