We also manage rent collection, deposit registration with the relevant authority (such as INCASÒL or IVIMA), and the resolution of any incidents. How do you find the ideal tenant, and what types of contracts do you draw up?
To find the ideal tenant, we run a professional listing with a photo shoot across the main property portals and carry out a thorough solvency check on each applicant, verifying income, credit history and references. This ensures a reliable tenant. As for contracts, we draft personalised documents always updated to current legislation, for both standard and short-term tenancies. What happens if the tenant doesn't pay?
On the basic management plan, the landlord bears the risk — but on our Guaranteed Rental and Total Coverage plans, we offer a payment guarantee. You’ll keep receiving rent for the duration of the contracted service, with no surprises or waiting periods. This protection gives you the financial peace of mind to meet other commitments — such as mortgage or loan payments — while we legally manage the recovery process or eviction if necessary, without you having to advance any money.
Do you handle the deposit and utility transfers?
Yes, we take care of all the initial and final admin. We register the mandatory legal deposit with the relevant regional authority (such as INCASÒL in Catalonia or IVIMA in Madrid). At the end of the tenancy, we manage its release and settle any outstanding debts or damages with the tenant. We also handle the transfer of utility accounts (water, electricity, gas) at the start and end of the tenancy, taking meter readings and calculating pro-rata bills. For communal utilities, we coordinate the change of payment account directly with the building administrators.
What happens if there's a problem or incident in the flat during the tenancy?
All our management plans include full incident handling, so you can live in complete peace of mind — without receiving direct calls or emails from tenants, who won’t even have your contact details.
