    What happens if the tenant doesn't pay?

    With traditional rental management, the problem falls entirely on the landlord: you have to issue receipts, monitor payments, chase the tenant, send a pre-litigation notice, hire lawyers and file lawsuits, waiting months without receiving any income. With Rentuos guaranteed rental, you get paid on the 3rd of every month, no matter what. We take on the financial risk of delays and non-payment from day one, handling the entire legal claim and eviction process efficiently — without you having to advance any money or go through the stress of it all.

    How much does Rentuos guaranteed rental cost?

    We have several pricing options, but our most popular plan, Gestión Garantizada, costs 7.5% of the monthly rent (VAT included). As a real example: for a flat you rent out at €1,000, our fee is €75/month. This is an all-in rate: receipt issuance, debt recovery, incident management, unlimited non-payment coverage and legal defence up to €9,000. Unlike other companies, we charge no onboarding fees or surprise extras to the landlord.

    Is guaranteed rental safe? What if Rentuos has problems?

    Yes, it’s completely safe — because your peace of mind doesn’t depend on us alone. Rentuos’s payment guarantee is backed by Mutua de Propietarios, an insurer regulated by Spain’s Directorate General of Insurance. This means that in the event of any non-payment, a regulated insurance company with legal payment obligations protects your rent. Additionally, as members of the Association of Real Estate Agents (API), we operate under the professional standards and financial guarantees required by the real estate sector in Spain.

    Can I cancel my contract with Rentuos at any time?

    Yes. Unlike other guaranteed rental companies that lock landlords in, Rentuos’s management contract has no minimum commitment period. You can cancel by giving us 30 days’ notice. It’s important to distinguish this management contract from the tenancy agreement: if you cancel our services, your rental contract with the tenant continues as normal and remains protected under Spanish tenancy law (LAU). We only want you to stay with us if you’re 100% satisfied with our service and pricing.

    What's the difference between non-payment insurance and Rentuos guaranteed rental?

    Non-payment insurance gives you long-term peace of mind, but it doesn’t reduce your workload or cover the financial effort of receiving rent late. As a landlord, you’ll still have to issue receipts, communicate rent index updates, and handle incidents and neighbour complaints. On top of that, non-payment insurance only kicks in after 1 or 2 months of missed payments and typically has a 12 to 18-month limit. Rentuos guaranteed rental eliminates both the risk and the work: we handle monthly payment on the 3rd, manage all incidents, and non-payment coverage is unlimited in time.
