What happens if the tenant doesn't pay?
With a standard letting agent, it becomes your problem: chasing payments each month, instructing a solicitor, going through the courts, months of waiting — all while not receiving a penny. With Rentuos, you get paid on the 3rd no matter what. We take on the risk of arrears and manage the entire process right through to eviction.
How much does Rentuos guaranteed rent cost?
We offer several pricing options. The most popular plan, Guaranteed Management, costs 7.5% of the monthly rent, VAT included. For a €1,000 rent, that’s €75/month covering: invoicing, rent collection, property management, unlimited arrears protection and legal defence up to €9,000. No hidden charges, no surprises.
Is guaranteed rent safe? What if Rentuos runs into trouble?
Rentuos’s rent guarantee is backed by Mutua de Propietarios, an insurer regulated by the Spanish Directorate General of Insurance. That means your monthly income doesn’t depend solely on Rentuos’s own finances — it’s underpinned by an insurer with legal obligations to pay. We’re also members of the Association of Property Agents (API).
Can I cancel my contract with Rentuos whenever I like?
Yes. Unlike many guaranteed rent companies, our management contract doesn’t tie you in indefinitely. You can cancel with 30 days’ notice. The tenancy agreement with the tenant continues as normal under applicable tenancy law. We only want you to stay with us if you’re genuinely happy with our service.
What's the difference between rent protection insurance and Rentuos guaranteed rent?
Rent protection insurance offers a degree of reassurance, but it doesn’t take the work off your hands. You still have to issue invoices, notify tenants of rent increases, deal with maintenance issues, neighbour disputes and so on. Cover is also capped — typically between 12 and 18 months — and it only kicks in after a full month of missed payments.
Rentuos guaranteed rent gives you all of that, and then some.
