What are the alternatives to utility transfer?
Traditionally, landlords have used different methods to ensure tenants cover the cost of utilities, such as:
- Including a fixed utility charge in the rent.
- Adding the actual utility costs to the monthly rent based on incoming bills.
- Changing the payment details to the tenant’s account while keeping the ownership in the landlord’s name.
- Transferring full ownership of the utilities to the tenant.
The last option is the only one that guarantees that if the tenant fails to pay, the utility provider won’t hold the landlord liable for the debt. Additionally, once the tenant moves out, the landlord can usually request disassociation from the account to regain ownership of the supply.
What is the biggest risk in utility ownership transfer?
The main risk for landlords is that the tenant never completes the ownership change. In this case, debts will accumulate under the landlord’s name. The landlord cannot terminate the utility contract (as this could be considered coercion) or change ownership without the tenant’s consent.
However, if you entrust Rentuos with this process, you ensure the transfer is carried out. Upon signing the rental contract, the tenant grants us the authority to manage these changes on their behalf.
