    September 2026 data

Sources: rental and sale listings, idealista (September 2026; idealista calls the Ríos Rosas neighbourhood “Nuevos Ministerios-Ríos Rosas”). Gross yield: Rentuos calculation, annual rent from listings divided by sale price. Declared rent: SERPAVI 2024 (Ministry of Housing), published by Madrid City Council. It is the official median for the district and the city; by neighbourhood, it is a Rentuos estimate based on census tracts.

What the table shows. In Chamberí, existing contracts are closer to the market price than in the rest of Madrid. Asking rents are 40% above declared rents, compared with 68% across the city. Vallehermoso has the lowest €/m² and yet the second-highest monthly rent, because its rented flats are the largest (around 79 m²). Sale prices have been falling for six months since their March peak, which is why the yield has risen slightly.

    34%

Small flats. A third of the district’s rented homes are under 46 m², rising to 44% in Trafalgar. Almagro is the opposite: 16% of its rentals are over 120 m². A studio and a four-bedroom flat appeal to different tenants, and the listing, the price and the tenant screening change with them.

    Census 2021, Madrid City Council

    2,424

Entries in the catalogue of protected buildings. the second-highest figure in Madrid after Centro. In a listed building, replacing windows, fitting an air-conditioning unit on the façade or adding a lift must respect its protection level. Before promising a renovation to a tenant, check whether your building is in the catalogue.

Rentuos calculation using the municipal catalogue and street register

    63%

Homes in buildings from before 1961, compared with 28% in Madrid. In Arapiles it reaches 72%. All of them must pass the technical building inspection (ITE) every 10 years, and those over 50 years old must also submit the building assessment report (IEE). You can look up the year your building is due by address on the City Council’s website.

Census 2021; ITE and IEE deadlines, Madrid City Council

    21.6%

Rent burden for an average household in the district, if it pays the declared median rent (€1,175 a month out of €65,174 net a year, INE 2023). For a 70 m² flat at the asking price, the burden rises to 33.5%. That is the gap between people who have been in their flat for years and those moving in now.

SERPAVI 2024; INE, Household Income Distribution Atlas, 2023

The district is also home to institutions that draw lecturers, postgraduate students and healthcare staff: the Escuela de Ingenieros de Minas (Universidad Politécnica de Madrid) and Hospital La Luz.

    Updated October 2026

    1

    Tourist flats: ruled out.

Almost all of Chamberí lies within the historic centre defined by the Plan Reside since September 2025; only the north-west corner is left out, west of Calle de Guzmán el Bueno and north of Paseo de San Francisco de Sales. Inside it, a flat in a residential building cannot become a tourist let, not even on the ground floor. In one year, tourist homes in the district have fallen from 967 to 612, 37% fewer (INE).

    2

Monthly contracts, only with a reason.

You can still use a seasonal contract to rent to a visiting researcher or a patient in treatment, but since 8 October 2026 it must state the reason for the stay and cannot last more than 12 months. A seasonal contract with no reason becomes a standard residential one, with a minimum term of five years.

    3

Free price at signing, capped increases afterwards.

Chamberí is not a stressed housing market area: you agree the initial rent with the tenant. What is capped is the annual update: until the end of 2027, without a new agreement it cannot exceed 2% a year, and it is 0% if the contract rent is above the reference index for that home. You can check it in the Ministry’s search tool using the cadastral reference.

We tell you how much to rent it for, using data from similar flats in your neighbourhood, and pay you the rent on the 3rd of every month, whether the tenant pays or not.
