    September 2026 data

Listings in the district ask for €28.5/m² a month, the highest of the capital’s 21 districts, compared with an average of €23.4/m² in the city. But two markets coexist inside it. In Recoletos and Castellana, asking rents are €30/m² or more and have barely risen over the last year. East of Francisco Silvela and Doctor Esquerdo, in Guindalera and Fuente del Berro, listings stand at €24.5/m², are up 6.1% and yields come close to the Madrid average.

Sources: rental and sale listings, idealista (September 2026). Gross yield: Rentuos calculation (annual asking rent ÷ sale price). Declared rent: SERPAVI 2024 (Ministry of Housing), published by Madrid City Council. The district and city figures are the official median. Each neighbourhood’s figure is a Rentuos estimate based on its census tracts, because it is not published by neighbourhood.

How to use the table to price your flat. Asking rents in the district are between 43% and 54% higher than the rent landlords declare to the tax authorities, which includes contracts signed years ago. Neither figure is your rent: the useful reference is flats similar to yours, in your neighbourhood and recently let. On the sales side, the district is down 1.2% in a year while rents remain at record highs. That is why yields, although the lowest in Madrid, are not falling.

    29.3 %

of the district’s households rent, compared with 24.0% in Madrid. In Recoletos, 36.9%.

Besides embassy staff, there is demand linked to two hospitals in the district, La Princesa in Lista and Nuestra Señora del Rosario in Castellana, and to the Gregorio Marañón, just across Doctor Esquerdo. Monthly rentals also weigh in: in an OCU sample from May 2026, 4 in 10 listings in the district were seasonal. And 1 in 5 homes in the district is not a main residence, compared with 1 in 7 in the city (2021 Census).

    Updated October 2026

    Building

Three in four flats are in buildings from 1970 or earlier

That is 76% of the district, compared with 51% in Madrid, and 38% predates 1941. These buildings must pass the ITE (technical building inspection) at 30 years and every 10 years after that. If the building is over 50 years old, it also needs the building assessment report (IEE). An unfavourable inspection brings works and special levies for owners, so it is worth checking it on the city council’s search tool before setting the rent.

    Tourist flats

In four of the six neighbourhoods, tourist flats are no longer allowed in residential buildings

Recoletos, Goya, Lista and Castellana are inside the historic centre covered by the Plan Reside, in force since September 2025, where individual tourist flats are not allowed in residential buildings. In Guindalera and Fuente del Berro they are only permitted with independent access on the ground or first floor. In one year, tourist homes in the district have fallen by 35%, from 1,014 to 657.

    Monthly rentals

Monthly rentals need a written reason

Since 8 October 2026, a seasonal contract must state the real reason for the stay, such as a diplomatic posting, medical treatment or a master’s degree, and cannot exceed 12 months. If it does not, it counts as a five-year main-residence contract.

    Rent

You set the rent, but the annual increase is capped

Barrio de Salamanca is not in a stressed housing market area, so there is no price cap on a new contract. Until 31 December 2027, the annual update cannot exceed 2% unless there is a new agreement with the tenant. And if the rent already exceeds the reference index for your flat, which is common in this district because the market is well above declared rents, there is no increase.
