Since June 1, 2013, an energy certificate has been required to rent out your property. Not having a valid one can result in fines ranging from €300 to €6,000. But what exactly is an energy certificate?
An energy certificate is a document issued by a specialized technician who assesses various energy aspects of your property during an on-site visit. This evaluation includes insulation, energy efficiency factors such as windows, enclosures, heating and cooling systems, as well as lighting and ventilation.

An occupancy permit is one of the essential documents required to rent out a property in certain regions of Spain. It is mandatory in Asturias, Cantabria, Catalonia, La Rioja, Navarra, Murcia, the Balearic Islands, the Valencian Community, and Extremadura, though specific regulations may vary by region.
For other regions where it’s not legally required, obtaining an occupancy permit is still recommended to facilitate future property-related processes.
This official document certifies that a property meets the minimum habitability standards established by current regulations, confirming it is suitable for residential use. These standards include requirements for living space, lighting, and structural safety, as well as details such as the exact address, number of rooms, and usable area.
