Publicada el 1994, ha sofert nombroses modificacions, l&#8217;\u00faltima d&#8217;elles a trav\u00e9s de la Llei pel Dret a l&#8217;Habitatge de 2023.<\/p>\n<h3 class=\"gb-headline gb-headline-3eca18f5 gb-headline-text\">Llei pel Dret a l&#8217;Habitatge<\/h3>\n<p>La Llei pel Dret a l&#8217;Habitatge va ser aprovada el 22 de maig de 2023. El seu principal objectiu \u00e9s facilitar l&#8217;acc\u00e9s a l&#8217;habitatge, especialment en r\u00e8gim de lloguer. Modifica per aix\u00f2 diversos articles de la Llei d&#8217;Arrendaments Urbans, la Llei d&#8217;Enjudiciament Civil i la Llei del S\u00f2l, entre d&#8217;altres.<\/p>\n<h3 class=\"gb-headline gb-headline-1c9d7a27 gb-headline-text\">Lloguer amb opci\u00f3 a compra<\/h3>\n<p>El lloguer amb opci\u00f3 a compra \u00e9s el contracte h\u00edbrid de lloguer i compravenda en qu\u00e8 s&#8217;acorda que, en finalitzar el contracte de lloguer, l&#8217;inquil\u00ed podr\u00e0 exercir la seva opci\u00f3 de comprar l&#8217;immoble a un preu preacordat, descomptant total o parcialment les quotes de lloguer. En cas de no exercir aquest dret, l&#8217;inquil\u00ed perdr\u00e0 la prima que normalment se sol\u00b7licita al comen\u00e7ament del contracte.<\/p>\n<h3 class=\"gb-headline gb-headline-7e9ef8e7 gb-headline-text\">Lloguer de renda antiga<\/h3>\n<p>El lloguer de renda antiga es refereix als contractes d&#8217;arrendament signats abans de l&#8217;entrada en vigor de la Llei d&#8217;Arrendaments Urbans de 1985 a Espanya. Aquestes vivendes s\u00f3n gestionades majorit\u00e0riament per entitats p\u00fabliques, com ajuntaments o comunitats aut\u00f2nomes, i el seu objectiu \u00e9s proporcionar una soluci\u00f3 habitacional a aquelles persones que no es poden permetre una vivenda a preu de mercat. El lloguer social t\u00e9 com a finalitat garantir el dret constitucional a una vivenda digna i adequada per a totes les persones.<\/p>\n<h3 class=\"gb-headline gb-headline-08a20805 gb-headline-text\">Lloguer tur\u00edstic o vacacional<\/h3>\n<p>El lloguer tur\u00edstic o vacacional es tracta de la cessi\u00f3 freq\u00fcent (durant m\u00e9s de 3 mesos a l&#8217;any) i amb fins lucratius de la totalitat d&#8217;una vivenda utilitzant els canals habituals de l&#8217;oferta tur\u00edstica. Est\u00e0 subjecte a la normativa tur\u00edstica auton\u00f2mica. Aquests lloguers estan exclo\u00efts de la Llei d&#8217;Arrendaments Urbans (LAU).
